How can Rendin fulfil its guarantees and promises?

What kind of service does Rendin offer?
By its nature the Rendin service is a convenience service for concluding a rental agreement, which replaces a rental deposit with up to 100 times more protection, and makes renting a home easy, quick, and honest.
Our automatic background check, free legal advice for customers and accurate multilingual agreement drafts can hedge several risks, even before entering into a tenancy.
What are the benefits for a landlord in concluding an agreement through Rendin?
What are the benefits for a tenant in concluding an agreement through Rendin?
The main benefit is that the initial rental costs are reduced and, with Rendin, a tenant receives additional insurance coverage for job loss, accidents, and sickness.
For example, in the case of an apartment with a rent of € 400, initial costs are approximately € 1,600 (one month of rent in advance, deposit in amount of two months of rent plus the broker’s fee). The initial cost of the same apartment with us would be € 800 (one month of rent in advance + broker’s fee).
How long is the insurance certificate valid?
The insurance certificate is issued for the same term as the rental agreement, but for a maximum of 12 months. If the rental agreement is made for a longer or indefinite period, a new insurance certificate will be issued for the next period, before 12 months have elapsed.
Can you only sign termless contracts?
Only Termless rental agreements can be made through the Rendin platform, as this option is safer for both parties.
A Termless agreement can be terminated at the request of one party by notifying the other party in writing at least three (3) months in advance. If both parties agree, an agreement can be terminated earlier, even from day one.
Are pets allowed in a rental apartment?
Keeping pets in a rental apartment is only allowed with the written consent of the owner.
At the same time, the pet owner must take into account the risks that come along with keeping a pet in a rental apartment, as all damage is ultimately the responsibility of the pet owner. Damage caused by a pet is not considered an accident, which means that the tenant is 100% liable (whereas in the case of an accident the tenant only pays the insurance deductible).
The landlord must first seek compensation for damage directly from the tenant. In the case of refusal, the insurance indemnifies the landlord for the damage caused, and then submits a recourse claim to the tenant.
Must the landlord and the tenant both be users of the app?
Brokers or landlords - those who create agreements - must download the Rendin app. Tenant can sign an agreement via link sent by e-mail.
At the moment, tenants can manage without the app, but in order to fix the condition of the apartment, report any damage during the tenancy or conveniently track rental documents, we recommend that all parties download the Rendin app for themselves.
What should I do to start using Rendin?
If you are a landlord or a broker, it is advisable to place a rental ad on Kinnisvara24.ee and, while doing so, select ‘Rendin rental agreement service’. If you don't have an account for our app, it will be automatically generated for you with the email address you use to place the ad. If you already have an account, you will see an agreement draft in the app with the data you inserted to Kinnisvara24, within an hour of placing an ad.
There is an invitation link attached to the agreement, which allows potential tenants to register their desire for a rental and undergo an automatic background check. We recommend sending the invitation link directly to the tenant or including it in the rental ad – that way you can save time and effort.
Our rental agreements can only be concluded with tenants who pass the background check and have a green symbol next to their name. To conclude an agreement you need a tenant’s Personal code, which they can insert in the contact form of the rental ad on Kinnisvara24.ee, or through the form that opens from the invitation link. You can also make a profile for a person in the app if they give you their details.
Do you provide a rental agreement draft or can my own drafts be used as well?
The insurance coverage is valid only if using the Rendin rental agreement, which is created in accordance with the law and the terms of the service. The rental agreement and accompanying general terms and conditions are available in the Rendin HELP CENTRE under the TERMS AND POLICIES.
The rental agreement must be signed through Rendin system.
If the parties wish to agree on any special conditions not covered by Rendin rental agreement or its annexes, then there is a special field in the rental agreement for such conditions.
I found an ad that doesn't show Rendin, what should I do next?
Please contact the owner and find out if the apartment can be rented with our rental insurance.
Perhaps the owner is not aware of such a service and that it is much safer for him/her to rent the property through Rendin.
When must the Handover Act of the apartment be completed?
The Handover Act must be completed by the time the apartment is handed over. In our app, this can be done from the moment of adding a new object, but we recommend completing the Act at the moment of handing over, because it establishes the condition of the apartment and items in the apartment on that very moment.
If the confirmed Handover Act is missing, it may be difficult or even impossible later to prove the amount of any damage. Unproven damage is not subject to compensation.
How can I pay for the service?
Rendin issues monthly invoices for the insurance service.
How do I find a tenant/landlord?
Rendin platform does not have real estate ads. You can find objects or tenants on common real estate portals, service providers and also Facebook groups can be used.
Then the other party is found, safe rental agreement can be concluded using Rendin platform and liability related to it insured for a small monthly fee.
How are the contracts signed?
The rental agreement and the accompanying documents are signed digitally, using an Estonian digital signature or the SignNow solution.
Signing link is sent to the parties of the agreement
via e-mail.
I already found a tenant, do I still have to place an ad with Rendin?
An advertisement that features Rendin is an additional way to find a tenant faster. If the tenant has already been found, there is no need to place an ad. Instead, do as follows:

Create your Landlord’s profile

Create the draft of the agreement

Conduct the background check of the tenant candidate – use the background check tool in the app or send an invitation link to the tenant candidate, so that he/she can create a profile and conduct the background check

Add the person, who must have successfully passed background check, as a tenant and confirm the agreement.
If the person did not pass the background check, the agreement cannot be concluded with him/her via Rendin platform.
How much does Rendin service cost? How do I know that the tenant has paid the insurance premium?
Rendin monthly service fee is 2.5% of the monthly rent (minimum 5 € / month), this amount also includes the insurance premium. Usually the service fee is paid by the tenant, but the owner can also pay it - it is chosen when concluding the agreement.
Insurance coverage is included in Rendin rental agreements. Rendin issues monthly invoices for the insurance service. The insurance coverage takes effect from the beginning date of a rental agreement and does not terminate in the case of a tenant's late payment.
How to submit a claim?
How can a Termless rental agreement be terminated?
According to the law, a Termless rental agreement can be terminated as follows:

Regularly (at the request of one party) – by notifying the other party in writing at least three (3) months in advance.

By agreement of the parties. The parties have the right to terminate their contractual relations at any time with mutual agreement. The agreement must be in writing.

Extraordinary termination is permitted primarily in the circumstances specified in §§ 314-319 of the LOA, if the party wishing to terminate the agreement cannot reasonably be required to continue the agreement until the agreed date or the expiry of the notice period, taking into account interests of both parties.
Does this red symbol mean that the tenant did not pass the background check? What was the reason?
Rendin and ERGO Insurance use Krediidinfo services to assess the creditworthiness of potential clients. When calculating an individual's credit score, information on the person's payment defaults and their activities as an entrepreneur are taken into account, as well as their history in the credit market. If a person has no payment defaults, but has still received a red symbol (i.e. has not passed a background check), Krediidiinfo considers it likely that the person may have payment defaults. The reason may be, for example, that this person has taken (quick)loans or made inquiries to the websites of quick loan companies.
It is not possible to conclude an agreement via Rendin platform with a tenant candidate who has received a red symbol (did not pass a background check).
Does insurance by Rendin replace home insurance?
The tenant's liability to the owner is insured by the Rendin rental agreement insurance. Rental agreement insurance is not the same as home insurance. Rental insurance does not cover damage caused to third parties (liability insurance), so we definitely recommend having home insurance, so that all your risks are hedged.
At the same time, rental agreement insurance also protects the landlord if the tenant remains in arrears with his/her payments, does not return the apartment in time or causes any damage to the landlord's property. So, our protection is far more than the amount, that a regular guarantee deposit would allow.
